What is an EICR?
An Electrical Installation Condition Report or EICR is a report produced by an electrician or electrical engineer after a comprehensive assessment of electrical systems that checks whether your property’s wiring and electrics are safe.
It’s also known as the ‘Landlord Safety Test’ or the ‘Homebuyer’s Test’, and is always carried out by a qualified electrician. All rental properties in the UK require an EICR based on the latest regulations of The Electrical Safety Standards in the Private Rented Sector. All private landlords should make sure that all electrical installations are in good working condition.
What Happens During An EICR ?
During an EICR, the consumer unit (or Distribution / Fuse Board), wiring and electrical accessories are thoroughly tested and inspected for faults or deviations from the Wiring Standards.
The following will be examined and tested during the test
- Reveal if any electrical circuits or equipment are overloaded.
- Identification of any damaged electric fittings and accessories.
- Find any potential electric shock risks and fire hazards.
- Highlight the adequacy of the earthing and bonding.
- Damage or wear and tear that might affect safety
Landlord EICR Test
Since the 1st June 2020, all private landlords in England are now legally required to have an EICR at least every five years in their rental properties.
